Unable to Use Woocommerce Page Builder

Hello Team

I have seemingly gone through every thread on why that might be the case and checked all settings, but I am still unable to add New Products using the Woo Page Builder.

Please see screenshot: the drop down under Products appears different to what I see in tutorials. Why is that? What am I missing here?

I have been able to create Woocommerce templates, but unable to actually use them when I add new Products. Why is that? See screenshots.

Please kindly provide a step by step guidance with screenshots for dummies on how to use templates with new products.
